Where to Stay in Cancun: Hotel Zone, Downtown or Costa Mujeres?

Cancun isn't one place. The Hotel Zone alone has a calm side and a wild side, and the quietest resorts aren't in the city at all. Here's how to choose, with what each area costs and the resorts we cover.

The short answer: for most beach trips, stay in the Hotel Zone: its north side (about km 3–9) has calm water facing Isla Mujeres, its east side (about km 10–20) has long beaches with bigger waves, and Punta Cancun (around km 9) is the nightlife hub. Downtown is cheaper but has no beach. For a quieter resort stay, look just outside the city: Costa Mujeres to the north or Puerto Morelos to the south.

The Hotel Zone: calm side or wild side?

The Hotel Zone is a 7-shaped sandbar about 22 km long. The top of the 7, from the city out to Punta Cancun, faces the sheltered bay toward Isla Mujeres: the water is calm and shallow, which is why families like it. Past Punta Cancun, the long side of the 7 faces the open Caribbean: beaches are wider and beautiful, but the waves and currents are stronger, red flags are common, and it catches more seaweed in season. Punta Cancun itself, at the corner, has the bars, clubs and restaurants.

Our pick in the Hotel Zone is Hyatt Ziva Cancun, right on the point, with a beach on each side.

Downtown Cancun

Downtown is where people who live in Cancun eat, shop and go out. Hotels are much cheaper than in the Hotel Zone, and the food is better value: try the Parque de las Palapas food stalls and the restaurants around Mercado 28. The trade-off is no beach; city buses run along the Hotel Zone to the public beaches. It suits budget travelers and anyone who doesn't need a resort. Go with a plan after dark; see is Cancun safe?

What it costs

Sample prices from our resort checks for two adults in January 2027, all-inclusive and before VAT: about $364 a night at Royalton Riviera Cancun, $473 at Royalton Splash and $610 at Hyatt Ziva Cancun. Hotel Zone resorts generally cost more than similar resorts outside the city, and downtown hotels cost far less. Use the true-cost calculator to compare a room-only hotel with an all-inclusive.
